Agents Eye column – July

After the recent cancellations of various shows, it was great to see that the sun came out for the Driffield Show on Wednesday and well done to the show organisers for persevering. It’s the end of our Yorkshire office show season and good to catch up with old and new clients over the past few weeks before the busy harvest period.

We once again sponsored the Farm Diversification Award in association with the Driffield Agricultural Society and thank you for the all the applicants that applied. We are just amazed at the varied businesses in East Yorkshire and having had entries from renewable energy projects at Kirkburn, Greenwick Farm B&B, Yorkshire Wolds Cookery School, Drewtons Farmshop/holiday cottages and Park Lodge Shooting School, we are pleased the announce that the winner this year is Anna’s Happy Trotters. Anna Longthorn has built up a very impressive business over the last 4 years of trading and is a real tantamount to how hard work and effort can pay off. Well done Anna.

Anyone who has land with planning potential has probably read about the changes in the planning policies over the last few years and in certain parts of Yorkshire, the councils are in various stages of development plan preparation, some more advanced that others. For example, in East Riding, the council are currently preparing their site allocation proposals and identifying their preferred sites for future development. If you have received some recent correspondence from the East Riding relating to facts about your site, its essential that you respond asap and thoroughly to give your site the best possible opportunity of being allocated.

York City Council has recently had to review a main element of their development plan and therefore if you have land in the Green belt, you may have another potential opportunity to make representations to the council promoting your site for housing/employment land.

In the past, most housing and development land has been promoted by large scale developers having taken options from Landowners. However, we are seeing a significant shift away from this traditional means of getting development and many of our clients are now prepared to invest in putting effort and time in promoting their site in their own names and taking up to a point of allocation. This is enabling them to get additional value from their property as often the lengthy process of allocation has been done and a developer can just therefore focus on submission of detailed planning application. We believe this will generate greater value for the landowner in the long run and puts you as the owner in control. Developers want land that they can quickly turn around; the more initial effort you put in should be rewarded in the long term financially.

Its so important that you fully understand the changing planning system and keep on top of opportunities for development representations in your area as the time limits are often narrow and this may only come round once in the next 10 years.
