George F White Launches into Tyne & Wear
For the first time in its 30 year history, George F White Chartered Surveyors is launching into Tyne & Wear. The Northern based company, which employs over 100 people and is the largest independent firm of Chartered Surveyors in the region, is opening a new Property Management and residential lettings office on Tyneside.
The office is opening to meet the needs of the company’s growing urban client base and will be focussing initially on Property Management closely followed by offering a full service Commercial Property Consultancy
gfw-Lettings, a subsidiary of George F White, will launch in April 2013. It has been set up to provide a professional, comprehensive, and cost effective property rental service to landlords and tenants throughout Tyneside and Wearside.
It’s a new direction for the company which until now has been firmly rooted in the rural economy.
George F White’s Managing Partner, Hugh Fell explains: ‘George F White will continue to offer its expertise to farmers and landowners to enable them to maximise their investment in property and land. However on a national scale, the property market is changing and we need to adapt in order to offer the public, both rural and urban, exactly what they’re looking for. The number of people renting homes in the private sector has nearly doubled in the last decade – from 2.5 million in 2002 to 4.8 million in 2012. The rental market has never been busier, but is suffering from the current lack of regulation with Peter Bolton-King of the Royal Institution of Chartered Surveyors (RICS) quoted as saying the rental sector could be “the property industry’s Wild West”. Research shows landlords and tenants alike want to deal with agents who are members of, and therefore regulated by, professional bodies.
Head of Property Management at George F White, Steve Clark says: ‘There’s a strong demand for rental properties regionally but this has led to many property managers becoming greedy and indifferent with their service, especially to tenants.
‘Our Property Management service offers a bespoke, cost effective and efficient service to both landlords and tenants. For tenants, as well as ensuring their tenancy is a positive experience, there are no admin fees. This also benefits landlords in that there is a ready supply of tenants so properties don’t lie empty.
‘For landlords, we charge a flat fee reflecting the work actually done, which includes full independent referencing of their potential tenants. We can also offer rental guarantee insurance.’
gfw-Lettings is now looking for a new full-time Property Valuer to complement the existing team at the new Tyneside office. Further jobs for Tyneside will be advertised over the coming months.
