New Property Management Service Launched
George F White has launched a new property management and lettings facility which will provide a comprehensive and cost effective service to tenants and landlords throughout the North East.
The number of people renting homes in the private sector has nearly doubled in the last decade – from 2.5 million in 2002 to 4.8 million in 2012 and a recent report predicts that one in five households could be in rented accommodation by 2016.
In order to address this need in the rural, as well as urban market, George F White Property Management will launch on Saturday 1st September in Northumberland and the service will expand to County Durham and Yorkshire over the next twelve months.
The company is keen to offer an extremely high quality of service both to landlords seeking to rent their properties to suitable tenants, and to those who wish to rent.
For landlords, the company will offer a transparent, flat fee which includes an extensive range of professional property management services.
For tenants, unlike other property management companies, George F White guarantees no fees other than the cost of referencing and also provides them with a tenants’ charter and a tenants’ guide.
George F White Property Management will be run by Steve Clark who says: ‘There’s a strong demand for rental properties but this has led to many property managers becoming greedy and indifferent with their service, especially to tenants.
‘For example most letting agents will charge the landlord a ‘tenant find’ fee and then also charge the tenant an admin fee in addition to their reference or credit check charges which can equate to £500. On top of the first month’s rent in advance and a possible bond for the property (often another month’s rent), moving to a rental property can be a costly business.
‘Our Property Management service offers a bespoke, cost effective and efficient service to both landlords and tenants. For tenants, as well as ensuring their tenancy is a positive experience, there are no admin fees. This also benefits landlords in that there is a ready supply of tenants so properties don’t lie empty.
‘For landlords, we charge a flat fee, which includes full independent referencing of their potential tenants. We also offer a rental guarantee with legal cover for up to £20,000.’
A free property seminar will be held at The Plough in Alnwick on Wednesday 12 September 6.30 pm. As well as Steve Clark talking about property management, Mark Warcup from Warcup Law and John Wilson from Alnwick Financial Management will be discussing buy to let and mortgages. All are welcome.
