Yorkshire National Park Farm expected to attract investors
Moody House Farm at West Burton, Leyburn, North Yorkshire is expected to attract interest from investors when it is launched to the market by George F White later this month.
The tenanted 167-acre upland Dales farm is let on an AHA ’86 tenancy, which means that the successful purchaser will stand to gain 50% relief from Inheritance Tax with the potential that 100% of the value could be relievable. The tenancy is subject to a notice for rent review in April 2013.
Moody House Farm is situated within the Yorkshire Dales National Park and comprises productive meadow, pasture and allotment land bounded by dry stone walls. There are also traditional buildings and stone field barns.
The farmhouse, formerly three separate properties, is situated within the popular village of West Burton and dates from 1770. West Burton is renowned for its Cauldron Falls, one of the waterfalls reputed to have been painted by Turner. The farmhouse comprises three bedrooms and externally benefits from a good sized garden with a small paddock and stone field barn beyond where there is the possibility to add value.
The land at Moody Farm is split into three separate areas, is classified as being a mixture of Grade 4 and 5 and is ideal for grassland and stock rearing. The farm buildings comprise a mixture of traditional and modern buildings including hay shed, cubicles, cow stalls and yard area.
The land has formed part of a claim to receive payment from the Single Payment Scheme and the ownership of the Entitlements is vested with the Tenant.
The farm is sold with the benefit of the Fishing Rights on Walden Beck and the freehold interest of the Sporting Rights.
