The property is offered for sale freehold upon completion.
Basic Payment Scheme
The land is sold with 53.82 entitlements to receive payment under the Basic Payment Scheme. Details of previous claims are available upon request.

The Vendor has claimed the 2018 Basic Payment but will undertake to transfer the entitlements to the Purchaser(s) in accordance with the regulations of the scheme following completion of the sale. The transfer of the entitlements will be co-ordinated by the Vendor’s Agent with a fee of £350.00 per lot being payable by the Purchaser(s).

The Purchaser(s) will be required to sign an indemnification that they will maintain the land in good agricultural and environmental condition and follow the Basic Payment Scheme cross compliance regulations. Further to this, the indemnification will also hold the Purchaser(s) liable should the Vendor be penalised for breach of cross compliance.
Environmental Stewardship
The land at Wadsworth is not currently entered into any Environmental Stewardship or Countryside Stewardship schemes.
It is understood the sporting rights to the property are in hand and to be sold with the Property including single bank fishing rights on the River Wear which are understood have not been exercised by the current owners.

Wayleaves, Easements & Rights of Way

There is a single public footpath running north to south from the A689 to B6286 through field numbers 0546, 1171, and 4277.

There is a private right of way across field number 0913 for the benefit of Low Wadsworth Farm.

It is understood that the Property has water troughs connected to a metered mains water supply.

From Bishop Auckland market place travel onto North Bondgate and at the mini roundabout take the first exit onto High Bondgate and in turn onto the A689 over the Viaduct. Follow the road passing ‘Kyren’ on your right hand side. At the roundabout take the first exit continuing on the A689 for around half a mile and the land is situated on both the left and right of the road and is identified by a George F White for sale board.
