Helsay Farm is located on the North East coastline on the outskirts of Warkworth Village. The property has an elevated view over the village and is accessed off the A1068 coast road. The property is sandwiched between the River Coquet and the North Northumberland Area of Outstanding Natural Beauty Coastline and is walking distance from the centre of Warkworth. The property boasts un rivalled views west over the River Coquet and the village of Warkworth, south over the estuary and Amble Marina and East out over the dunes to the North Sea.

The Property

Accessed off a private road through a stone pillared entrance Helsay Farmhouse occupies a prominent position with views across the farmland to the east and onto the dunes and North Sea.

The property was built in 2008 and has been finished to a high standard providing spacious family living. The property is stone under slate roof construction and is surrounded by a large lawned garden and access via a large drive with ample parking areas. There is also a triple garage with a mezzanine floor which lends itself to residential conversion should the correct planning permission be gained.

The land is a mix of arable, temporary and permenant grassland with two of the smaller field parcels being permanent grassland. In addition there is an area of river and foreshore frontage to the River Coquet and Warkworth Harbour.

The arable land extends to 20.58 hectares (50.85 Acres) an over recent years has been spring cropped in line with HLS agreement that has expired this year.

The temporary grassland extends to 2.01 Hectares (4.96 Acres). This has been mowed for haylage over the past few years.

The boundaries comprise a mix of hedgerows and post and wire fencing. All boundaries are stock proof and appear to be in reasonable condition. There has been 270 metres of hedgerows planted over the last 3 years as part of the expired HLS agreement.

There is no details of drainage however on inspection it appears that any in situ drains are functioning well.

Basic Payment Scheme
The land is sold with the benefit of entitlements to receive payments through the Basic Payment Scheme. The vendor has claimed and will retain the 2017 Basic Payment Scheme and will ensure the transfer of entitlements for the 2018 scheme year following completion of the sale. It will be the purchasers responsibility to register with the RPA if not already a farming business in order to receive these entitlements prior to next years claim date.

The purchaser will be required to sign an indemnification stating they will maintain the land in good agricultural and environmental condition, and follow the Basic Payment Scheme cross compliance regulations. Further to this, the indemnification will hold the purchaser liable should the vendor be penalised for breach of cross compliance.

The transfer of the entitlements will be coordinated by George F White with fees of £350 plus VAT being payable by the purchaser(s).

The farmhouse and garage are serviced with mains electric, mains water, drainage to septic tank and oil fired central heating. The farmhouse also benefits from solar panels that are south facing, positioned on the rear aspect of the farmhouse roof.

Date of Entry and In-going Valuation
The purchaser(s) will be granted entry on the land at Helsay Farm on completion of harvest of the 2017 crop. In the event that sale contracts have not completed by this time and the vendor has to plant the 2018 harvest crops, in addition to the purchase price, the purchaser(s) will be required to pay for any growing crops, including cultivations, seeds, fertilisers, sprays, lime, new leys and acts of husbandry at cost or market value (whichever is higher) and any items normally paid for at ingoing. No claims will be allowed for dilapidations or any other matters.
