The land is relatively level and is currently laid to grass therefore would suit livestock grazing and would also make excellent pony paddocks.
The underlying soil type is described as loamy and clayey, and is classified as Grade 3 land.
Lot 1 benefits from a mains water supply. Lot 2 does not have a water supply.
Basic Payment Scheme, Grant schemes and Environmental Schemes
This land has not been registered for the Basic Payment Scheme or any other Grant or Environmental Schemes.
The Purchaser(s) and their successors in title will take over responsibility for the maintenance of all boundaries indicated by the inward T marks on the sale plan insofar as they are owned.
In the event that the Lots are sold separately, the Vendor will create a new access into Lot 2 which will lead from the current shared access and across part of Lot 1. For the avoidance of doubt the responsibility for this boundary will fall to the purchaser of Lot 1.
Rights of Easements
The property is sold subject to and with the benefit of all rights of way, water, drainage, watercourses and other easements, quasi or reputed easements and rights of adjoining owners if any affecting the same and all existing or proposed wayleaves and all other matters registered by any competent authority subject to statute.
Access to the land currently is via a shared internal track which leads from the public highway known as Redmarshall Road. In the event that the Lots are sold separately, the access from the Public Highway will be sold with Lot 1, and the vendors and their solicitor intend to grant a formal right of way to the Purchaser of Lot 2, across the shared access and part of Lot 1 as part of the conveyances. Alternatively the Purchaser of Lot 2 could create a new access from Redmarshall Road subject to Planning Permission and at their cost.

The land is offered freehold with vacant possession.

The sporting and mineral rights are included within the sale insofar as they are owned.
