The Area

The Property
The land is classified as Grade 3 on the DEFRA Agricultural Land Classification Map. Under the soil survey of England and Wales, the soil type is Foggathorpe 2 which is described as a slowly permeable seasonally waterlogged stoneless clayey
and fine loamy soil with some similar coarse loamy over clayey soils. Suitable for growing cereals and grassland in connection with stock rearing.

Method of Sale
The land is offered for sale as a whole by private treaty. Interested parties are advised to register their interest with the Shiptonthorpe Office at an early stage as the Vendor reserves the right to invite the best and final offers by a closing date.

Offers should be made in writing and should include the level of offer, proposed finance, proof of finance and solicitor details. The Purchaser will be required to exchange contracts within 28 days of receipt of the sale contract. A 10% deposit will be paid on exchange of contract.
Tenure and Possession
The land is offered for sale freehold with vacant possession upon completion.
Access
The land can be accessed directly from Brind Lane.
Boundaries
The land is shown outlined in red on the site plan for identification purposes only. The boundaries comprise principally of hedges.

Basic Payment Scheme

Directions
From Howden (the A63) head north on Station Road (B1228). Cross the railway line at Howden Station and after approximately half a mile turn left onto Brind Lane. After approximately a mile follow the road round to the right and the land will be clearly identified by our ‘For Sale’ board just under half a mile from the bend.
