Doddington is a small village nestling in the Glendale Valley at the foot of Dod Law. This delightful village is just over two miles north of Wooler. Doddington is close to the Northumberland National Park and looks towards the magnificent Cheviot Hills.

The land is accessed down a privately owned lane and lends itself to amenity or equine purchasers. The land is served by a natural water supply and is well fenced.

Access to the land is gained via a public road from the centre of Doddington Village which leads onto Drovers Lane which is privately owned by the vendor. A right of access for agricultural and equestrian purposes will be granted down Drovers Lane at all times to the successful purchaser.

There are no services directly attached to the land at Doddington Village. The field however does benefit from a natural water supply which runs directly through the middle of the field from north east to south west.

Basic Payment Scheme
The land is sold with the benefit of Entitlements to receive payments through the Basic Payment Scheme should the purchaser be a suitable candidate and eligible to qualify for the Scheme on completion of the land sale. The vendor will claim the 2018 Basic Payment Scheme but will undertake to transfer the entitlements to the purchaser following completion of the sale.

The purchaser will be required to sign an indemnification stating they will maintain the land in good agricultural and environmental condition, and follow the Basic Payment Scheme Cross Compliance Regulations for the remainder of the 2018 scheme year. Further to this the indemnification will also hold the purchaser liable should be vendor be penalised for breach of cross compliance during this period.

The property is sold subject to and with the benefits of all rights of way, water drainage, water courses and other easements quasi or reputed easements and rights of adjoining owners (if any) affecting the same and all existing and proposed wayleaves and other matters registered by any competent authority subject to statue.
