The land is situated between the villages in the Tyne Valley area of Northumberland, immediately west of Newcastle upon Tyne.

Lot 1
Lot 1 comprises 5.29 Ha (13.07 Ac) of permanent grass and 57.22 Ha (141.39 Ac) of arable land, in total extending to 62.51 Ha (154.46 Ac). This lot has road frontage onto the B6378. Lot 2
Lot 2 extends to 2.59 Ha (6.40 Ac) of quarry as outlined on the attached sale plan, which is let on an annual licence agreement to Harlow Hill Gun Club. Lot 3

Lot 4
Lot 4 comprises 75.55 Ha (186.68 Ac) of arable land and 7.29 Ha (18.01 Ac) of grass, in all extending to 82.84 Ha (204.70 Ac). This land has road frontage onto the B6378. Lot 5

Rights & Easements
The property is sold subject to and with the benefit of all rights of way, water, drainage, watercourses and other easements, quasi or reputed easements and rights of adjoining owners if any affecting the same and all existing or proposed wayleaves and all other matters registered by any competent authority subject to statute.

Electricity apparatus crosses the property under a wayleave agreement which will be transferred to the purchaser(s) on completion.
Basic Payment Scheme
The land is sold with the benefit of entitlements to receive payments the Basic Payment Scheme. The vendor has claimed the 2017 Basic Payment Scheme but will undertake to ensure the transfer of the entitlements to the purchaser for the 2018 scheme year in accordance with the regulations of the scheme following completion of the sale providing the purchaser is eligible to qualify for Basic Payment Scheme.

The purchaser will be required to sign an indemnification stating they will maintain the land in good agricultural and environmental condition, and follow the Basic Payment Scheme cross compliance regulations. Further to this the indemnification will also hold the purchaser liable should the vendor be penalised for breach of cross compliance.

The transfer of the entitlements will be coordinated by George F White with fees of £350 plus VAT per lot being payable by the purchaser(s).
Date of Entry & Ingoing Valuation
The purchaser(s) will be granted entry to the land on completion of harvest of the 2017 crop. In the event that sale contracts have not completed by this time and the vendor has to plant 2018 harvest crops, in addition to the purchase price, the purchaser(s) will be required to pay for any growing crops, including cultivations, seeds, fertilisers, sprays, lime, new leys and acts of husbandry at cost or market value (whichever is the higher) and any items normally paid for at ingoing. No claims will be allowed for dilapidations or any other matters.
