Planning

Outline planning permission has been granted for the erection of two dwellings, with all matters reserved on 0.29ha of land at the Terrace, Eglingham. Planning permission was granted on 28 July 2017 by Northumberland County Council. Details can be viewed on Northumberland County Council website (planning reference 16/04713/OUT). Development has not commenced and there are planning conditions to satisfy.

Ecology

A Preliminary Ecological Appraisal has been carried out on site as part of the planning process. It is considered that proposals can likely proceed with no significant effect on any of the notable species or habitats. A small area of semi-improved neutral grassland and two small lengths of hedgerow and trees will be lost as a result of the proposal. Implementation of the recommended planting on site as part of the scheme is considered to adequately compensate for the loss of these small areas of habitat.

The proposals for the site provide an opportunity for ecological benefit through providing soft landscaping which includes native species that will enhance site biodiversity and provision for bat roosting opportunities, contributing to local and national conservation targets.

Drainage

A drainage report on the site concluded that the spring does not flood the site in large storm events. As a result of the topography of the site any water discharging from the spring will flow away from the proposed dwellings and into the existing drainage ditch to the south.
