Your Opportunity

We are pleased to present to the market, a new build opportunity for two dwellings in the village of Eglingham.

The property is located on the Terrace which lies at the East end of the village. The property has a suitable access to the B6346 which runs directly through Eglingham. The B6346 provides access to Alnwick and the A1 which provides connectivity to both the north and south. Newcastle City Centre is approximately 55 minutes by car.

The Area
Eglingham is a pretty conservation village about 7 miles north west of Alnwick. The village was voted by the Sunday Times as one of the top 50 places to live in England. Eglingham is well known for its friendly community and also the Tankerville Arms is renowned for serving great food. Easy access is available to the coast. The village is surrounded by stunning countryside and five miles from The Cheviot Hills.
The popular historic market town of Alnwick is within easy driving distance and offers an abundance of amenities including specialist shops, restaurants, pubs and hotels. The Alnwick District is famous for its unspoilt beauty, and is one of the most picturesque areas of countryside in England – with long sandy beaches, quiet friendly villages and well preserved medieval Castles. There are numerous Stately Homes in the area including the fantastic Alnwick Castle, home to the Duke of Northumberland – often referred to as “The Windsor of the North”. The Mainline train station of Alnmouth is 11 miles and offers good rail links both North and South.

A full pack of information including detailed plans and the planning permission is available upon request.

Access & Parking

Access to the property can be taken via the Terrace. Parking will be located on the property with space for 2 vehicles per unit. Eglingham has rural bus route links with Wooler & Alnwick.

It is understood that the property will benefit from water, electricity, sewage and telecom connections. Purchasers are responsible for satisfying their needs in relation to services.

A Preliminary Ecological Appraisal has been carried out on site as part of the planning process. It is considered that proposals can likely proceed with no significant effect on any of the notable species or habitats. A small area of semi-improved neutral grassland and two small lengths of hedgerow and trees will be lost as a result of the proposal. Implementation of the recommended planting on site as part of the scheme is considered to adequately compensate for the loss of these small areas of habitat.

The proposals for the site provide an opportunity for ecological benefit through providing soft landscaping which includes native species that will enhance site biodiversity and provision for bat roosting opportunities, contributing to local and national conservation targets.

A drainage report on the site concluded that the spring does not flood the site in large storm events. As a result of the topography of the site any water discharging from the spring will flow away from the proposed dwellings and into the existing drainage ditch to the south.
