The Area
Ulgham is a small hamlet located 5 miles north of the historic market town of Morpeth. Morpeth has a variety of well-known high street retailers, specialist shops and supermarkets. Also benefitting from a railway station with regular trains to London and Edinburgh.

The Property
The sale of the Lot One land at Ulgham provides a purchaser with an opportunity to acquire approximately 0.77 hectares (1.90 acres) of bare permanent pasture land.

The land is classified as Grade 4 and is ideally suited to either agricultural, equine use or amenity use. (Lot 2 benefits from a natural water supply while Lot 1 is currently un-serviced).

Boundary fences are stock proof. However, on completion, the purchaser of Lot 1 will need to erect a post and rail fence between Lot 1 and Lot 2 which will be located 3 metres west of the existing track. Lot 1 and Lot 2 share roadside access.

The land is well located and easily accessible from Ulgham, Widdrington, Morpeth and other surrounding villages.

General
The land is not currently registered on the Land Parcel Identification System and has not been used to claim the Basic Payment Scheme or Agri-Environmental Schemes. However if the purchaser is eligible to claim the Basic Payment Scheme subsidy, once registered such benefits could be realised.

Easements, Wayleaves and Rights of Way
There is a public footpath across the property from point A to point B on the plan enclosed in this brochure. There is also a third party right of access along the track (point A to point B) for the owners of the woodland, which is adjacent to the property on its northern boundary. Added to this, the purchasers of Lot 1 and Lot 2 will share access at point A and the purchaser of Lot 2 must allow access along the track for the purchaser of Lot 1 to access their property.
The property is also sold subject to and with the benefits of all rights of way, water drainage, water courses and other easements quasi or reputed easements and rights adjoining owners (if any) affecting the same and all existing and proposed wayleaves and other matters registered by any competent authority subject to statue.
Tenure and Possession
The property is offered freehold with vacant possession on completion of legal sales contracts.

Directions
From Morpeth take the A197 towards Longhirst. Stay on the B1137 signposted Ulgham for approximately 2.5 miles. On entering Ulgham take the first left down the hill towards the bridge. The plot sits on the right and has a George F White for sale board at the entrance.
