Dowfold Wood within Jons Wood is a new broadleaved woodland planted in late 2018 extending to 1.29 Hectares (3.20 Acres)
Jons Wood is a new broadleaved woodland planted in late 2018.
The soils are fertile Brown earths providing excellent growing conditions for the young trees which have proved to have grown well in their first season. Lot One offers an opportunity to purchase Dowfold Wood 1.29 hectares (3.20 acres) of a larger parcel.
The woodlands are planted with native broadleaved trees comprising an overall mix of 30% alder, 35% birch, 30% oak, and 5% wild cherry. Trees are protected with spiral guards and canes that will aid establishment and facilitate any maintenance tasks required.
These small woodland lots will appeal to first time buyers looking for an opportunity to own a native woodland, to nurture it and to watch it grow and mature.
This is the first lot when entering the land through the main gate off the public highway. Part of this lot has been planted with walnut at wide spacing to create parkland.
Rights of way
Lot 1 is sold with the benefit of a right of way over the route AB, with maintenance according to user, and with a right to upgrade the track to a width of 5m.
The wood is currently managed by Mr James Lonsdale, telephone 07825 608942, who will be pleased to discuss management with prospective purchasers.
The sporting rights are owned and are insofar included in the sale.
These are reserved to a former owner and are not included in the sale.
Carbon rights are excluded from the sale.
Rights and Easements
The woodlands are sold subject to and with the benefit of all rights, including rights of way, whether public or private, light, support, drainage, water, gas and electricity supplies and any other easements.
The woodlands are sold subject to all existing wayleaves and purchasers will be deemed to have satisfied themselves as to the routes thereof.
Tenure and Possession
Freehold. Vacant possession will be given on completion subject to the mineral reservation.
Basic Payment and Environmental schemes
The entire woodland scheme is in the Woodland Carbon Scheme and is registered for the Basic Payment Scheme. Rights to the second payment of £1000/hectare due in 2023 will be allocated pro-rata to each lot. The vendor will require a new owner to enter into an agreement with the Forestry Commission to continue the care and maintenance of the woodland areas to achieve full establishment of the trees. This may require the replacement of any losses, although the early signs are that the trees are establishing well.
Viewing is possible at any time during daylight hours so long as prospective purchasers are in possession of a set of these sale particulars.
