St Johns Chapel is a traditional dales village nestling in upper Weardale which benefits from a doctors surgery, primary school, local Co-operative and two traditionally run public houses. Comprehensive schooling and a community college can be found in Wolsingham for children aged 11-18.

There is a regular bus link through Weardale which provides a connection at Durham City to access the regions main business centres such as Newcastle and Darlington. These main centres can for all be accessed within 1 hour by car.

International airports at Durham Tees Valley and Newcastle provide both domestic and international flights and again are easily reached within 1 hour by car.

Higher Level Stewardship Scheme
The land is sold subject to a Higher Level Scheme (HLS) agreement which expires on the 30th April 2022, for which an annual payment is made by Natural England. The purchaser will be required to take over the HLS agreement, a copy of which is available from the agent upon request.
Basic Payment Scheme
The land is sold with the benefit of 4.42 SDA entitlements, and is eligible to receive payments under the Basic Payment Scheme. The vendor will apply for the Basic Payment Scheme in 2017. However the successful purchaser(s) will be required to sign an indemnification that they will maintain the land in good agricultural and environmental condition, and follow the Basic Payment Scheme cross compliance regulations. Further to this the indemnification will also hold the purchaser liable should the vendor be penalised for breach of cross compliance.

The vendor will transfer the above entitlements to the purchaser in accordance with the regulations of the scheme following completion of the sale providing that the purchaser is eligible to qualify for Basic Payment Scheme.

The transfer of the entitlements and HLS will be coordinated by George F White with fees of £400 plus VAT per lot being payable by the purchaser.
Rights & Easements
The property is sold subject to and with the benefit of all rights of way, water, drainage, water, drainage, water courses and other easements, quasi or reputed easements and rights of adjoining owners, if any, affecting the same, and all existing or proposed wayleaves and all other matters registered by a competent authority pursuant to statute.

Directions
From Wolsingham follow the A689 to St Johns Chapel, on entering the village with the Golden Lion Inn on the left hand side, take the first left onto Harthope Road after the pub. Continue along this road out of the village, up the hill and past a farm for one mile. Turn right and the entrance to Rowantree Foot Farm can be found on the right hand side.
