We are pleased to offer a unique conversion opportunity extending to approximately 2.34 Ha (5.77 Ac) of land in total located at South High Moor Farm, Felton.

The Property
The farmhouse is to be sold with vacant possession. At present it is inhabitable and in its current state prospective purchasers are unable to view internally due to Health & Safety Risks it poses. As such, it is in need of full re-development or conversion, subject to the necessary consents.

The modern farm building to the north of the farmhouse may also get planning permission for conversion, subject to the necessary consents.
The farmhouse is a detached two storey building, constructed from sandstone masonry walls and a suspended timber first floor, built circa 19th century. The farmhouse is covered with thin Welsh slates.

The main structure of the farmhouse comprises a large living room, stairs to the first floor and a smaller reception room. The first floor comprises of three large bedrooms; two either side of the staircase and the third is accessible through the bedroom right of the staircase.

West of the farmhouse’s main structure was a single storey extension, which had a pitched roof and housed the kitchen, which has burnt to the ground in a fire in November 2018. West of the kitchen was a smaller, flat roof extension containing a porch. To the north of the farmhouse’s main structure is a single storey lean-to extension which houses a pantry, bathroom facilities and cloakroom.

The land included within this smallholding has previously been mowed for hay or silage. The boundary fences are not fully stock proof, as such we are not aware of livestock grazing in the field parcel.

Located to the south of the property is the main farm house along with a agricultural outbuilding opposite.

Planning
Subject to the necessary consents, it is considered that the farmhouse has potential to be reinstated or demolished and rebuilt. One or two dwellings is considered to be achievable, either on the same or similar footprint.

The modern agricultural building may also have potential to be converted for residential, tourism or commercial use, subject to the necessary consents.

Subject to the necessary consents, the surrounding land may have limited potential for tourism.
